A report from RealtyTrac found October is the ideal month in the whole year to buy a home. This includes homes for sale in Coral Springs and elsewhere. The 10th month of the year is the month that has proven to be the one for the smartest deals on average.

This conclusion comes from a RealtyTrac analysis that examined the past 15 years of real estate transactions. With these numbers in hand, RealtyTrac analysts found that the average sales price on homes for sale in Coral Springs and others across the nation that were sold in October closed 2.6 percent below the average full market value estimated for the property at the time of the sale. October’s percentage was the lowest price of the entire year.

Colder Seasons Prove to Be Better Times to Buy

With October leading the way, the top five months of the year when home buyers are most likely to find the best deals almost all are in the fall and winter months. The best months to buy homes for sale in Coral Springs and elsewhere are:

  • February
  • July
  • December
  • January

With July being the only exception, Coral Springs real estate experts see home buyers getting better deals during the winter time months primarily because there is less competition. This could be related to families being too busy during the school year to even think about house hunting.

Sellers often find trying to move their homes for sale in Coral Springs at this time of the year nearly impossible. During December, January, and February, home sellers typically will receive fewer requests for tours and a lower number of offers, which can lead them to lower their sales price particularly if they need to move within a certain period of time.

RealtyTrac research points to Monday as the best weekday to buy homes for sale in Coral Springs with Friday coming in next.  The other weekdays earned their spots in the top five with Tuesday, Wednesday and Thursday following in subsequent order for earning the best percent average discount.
