Every year since 2014, T3 Sixty has ranked the North American residential real estate brokerage industry’s most powerful leaders and published the resulting Swanepoel Power 200 (SP 200). The annual exercise requires a significant amount of research, analysis and careful debate about who makes the top 10, top 50, top 100, and, ultimately, the full 200 positions.
The T3 leadership team ranks leaders, primarily, by four criteria weighted equally: their power within their own company; their reputation and influence among industry peers; their relative power among their industry subgroup (e.g. brokerage, MLS, etc.); and their anticipated impact in the foreseeable future.
To assess these considerations, T3 evaluates how much capital leaders could access or leverage themselves, their ownership stake, if any, in the companies they lead, their place in their company’s org chart, the company’s performance, size, scope and its trajectory. To assess industry influence, T3’s leadership and deep roster consultants provide feedback based on leaders’ reputations within the industry. Weighing all these factors requires thorough analysis and, unavoidably, some subjectivity.
Note: Any reference to size and sales volume of companies in leaders’ bios is shared for framing purposes. Numbers quoted reflect full-year 2023 data, the last full-year of audited numbers. Audited numbers for 2024 will be available 90-120 days after the end of the financial year and will be released by T3 Sixty then (known as the Mega 1000).
Analysis of the SP 200 takes approximately 10 T3 executives approximately 500 hours, following a deliberate, detailed procedure and review of eight ranking criteria. The SP 200 attempts to provide an accurate reflection of the leadership of the industry as is; it includes no sponsorships, pay-to-play, discrimination or preferential treatment.
