It may feel like your real estate professional has shown you hundreds of homes on your quest for the perfect piece of Sun City Center real estate. Perhaps it took a while, but all the work was worth it in order to locate the ideal home in the right neighborhood with every amenity for you and your family. The school zone is fantastic. Even your loan at the bank is all in order. You just have to walk-through the property one last time before closing to make sure everything is legit. In this situation, knowing what to inspect for can be essential.

When performing your last walk-through in a home for sale in Sun City Center, you are doing more than simply inspecting the property. That should’ve been done already by you, your family, and your real estate specialist. Always try to do your final walk-through within 24 hours of your closing. It will be your last and final opportunity to spot any damage that you will be responsible for.

What you are looking for is any changes to the property since you last saw it. Whether it is a formal inspection or not, make sure nobody left a faucet running in the bathtub and caused water damage to the walls. Also, check to see that the owners’ kids didn’t throw a wild kegger and tear down some of the walls and break the dishwasher.

It may not always be possible, but if so, have the former owner there when you do your final walk-through. That way, he or she can answer any question that may arise, from the best setting for the thermostat to what time the sprinkler system goes off. You can also learn a bit about the property’s history. Is the backyard appropriate for dogs, and how long does it take for the shower to heat up?

Create a personal checklist of everything you want to inspect. For instance, confirm that every light switch works and the toilets aren’t running all day long. Double check that all the major appliances are in working order, as well as the air conditioning. Do all the doors and windows around the property open, close, and lock securely? What about the garage door? Are there hurricane shutters in the garage? Make sure there are no new stains on the ceilings, floors, or the walls. Confirm that the previous owner did not take any fancy extras that were supposed to stay put, such as giant mirrors, light fixtures, patio furniture, and plants. Similarly, look for unwanted items that were left behind, like old rugs and broken furniture. It’s not your responsibility to get rid of them.

When the time comes to perform your final inspection on a Sun City Center luxury home, take your time. Rather than rushing through the process and overlooking a potentially costly issue on the property, take all the time you want. Some folks may be inspecting a home for well over an hour. After all, you don’t want to spend your first month cleaning up and repairing anything whatsoever in your new home.
