The Fort Myers real estate market can be a phenomenal place to purchase a home and start a family. And it’s no secret that purchasing a home for sale in Fort Myers can be a dream come true. After all, owning a piece of property allows you, as well as your guests, to make new friends and neighbors, as well as business networks. As an added bonus, you also get to discover new schools, mall, bars, and restaurants. How far away are the firehouse and the police station? You also get the decorate a new home any way you want, from classic to modern or art deco. What do you picture covering the sliding glass door overlooking the pool?

Now that you are picturing your home being used in an episode of “Miami Vice,” you have to be realistic. For example, will the furniture you currently possess fit into the new property? Is the bedroom big enough for the kids’ bunkbed? Be conscious of these elements when walking through a home. If you do look at a piece of South Florida property that tickles your fancy, take measurements. Will the TV stand and desk fit against that one wall? Can you fit your comfy sofa in the corner? Some folks even draw the room with its dimensions on graph paper to eliminate any guesswork.

Find out about the home association. What are the monthly dues? Are there condo commandos to steer clear of? Find and read the most important rules around the neighborhood. What time does the hot tub close? Can my friend park by the mailbox overnight? If you are not careful, you may end up paying a fine or even a towed car.

It may not be a deal-breaker, but be sure you ask all about the electric wiring, along with the TV information. How does the high-speed internet work? Does the property have broadband? Also, does the community all rely on one internet and cable provider? Would you be better off with satellite TV? It’s good to know this information, especially if you are currently locked into any contracts.

Be sure to find out as much information about the home, as it may vary from morning to afternoon and evening. Are their school zones you need to know about? How bad is rush hour traffic? Will children be outside playing early in the morning or late at night? Is the neighborhood dog-friendly, or you will you get yelled at if Taco is outside barking?

Once you found the perfect house or apartment to buy, you should move ahead with the mortgage lender. You two or three will work as a team to finish a load of paperwork. You need everything appraised. If all goes well, it is time to have the home inspected. Take note of how long you have to make changes to any contract and have repairs done by the original owner.

As long as you know what to ask, you can end up in a spectacular Fort Myers luxury home.
