Spring’s groundbreaking for the new Waterside development in Lakewood Ranch real estate jump started this new development and it is well underway welcoming interested home buyers to take a look at the area for their next new home or office. There are a variety of options available in this newly planned community located just south of University Parkway and east of I-75. Situated between two lakes just off of Lakewood Ranch Boulevard, developers of the 48-square-mile Lakewood Ranch Waterside community are excited to share upcoming options available to the public so plans can be made to get the villages up and running.

Lakewood Ranch Waterside

This residential development in Manatee County  by developer Schroder-Manatee Ranch is close to 8.6 square miles or 5,490 acres. Constructions firms, including Pulte Homes and Homes by Towne, plan to build more than 5,100 attached and detached single family homes, townhouses, condos, and apartments. The first phase is expected to see 12 neighborhoods designated with Homes by Towne constructing 571 homes and an additional 246 homes being built by Pulte.

Plans for the area also will be welcoming two town centers consisting of 390,000 square feet of commercial and office development. Additionally, there will be about 60,000 square feet of public civic space.

One of the best attractions for the Lakewood Ranch real estate is the 20 miles of shoreline that will bring in boaters, fishermen, and water recreational enthusiasts.

New Design of the Waterside Community

Lakewood Ranch Waterside is following the Sarasota 2050 growth plan that allows for a higher density level as long as greenways and open space is preserved. Schroder-Manatee Ranch developers plan on doing just that as well as bringing in some other interesting features to make this community a thriving one.

Mixed-used space is a primary goal for this Lakewood Ranch real estate development and the Schroder-Manatee Ranch developer promise that it will ensure this area blends its residential space along with commercial and cultural uses. Approximately 390,000 square feet of commercial and office space, including a 140,000-square-foot village center, is on the drawing board. Construction of the village center is expected to begin in January 2018, while homes sales are set to start early next year.

In time, developers envision Lakewood Ranch Waterside residents to be able to hail water taxies powered by muted electric motors when they want to visit the village center. This commercial spot will be the place to shop, dine, and live if apartment-styled living is desired. Local sources report the lakes surrounding the Lakewood Ranch Waterside community will not be allowed to permit any watercraft with internal combustion engines to access the lakes.

In addition, a road building program is in the works to extend Deer Drive, Lorraine Road, and Lakewood Ranch Boulevard south into the Lakewood Ranch Waterside community. Plans are for the roads to eventually extend Lakewood Ranch Boulevard and Lorraine Road all the way to Fruitville Road.
