Melbourne Real Estate Market Exploding with New Construction

It may be due to limited resale inventory but the Melbourne real estate market and the surrounding area is exploding right now with new construction. Several builders are moving quickly to get construction underway since there may be a significant increase in new construction impact fees beginning at the start of the new year.

The area near and around the Melbourne real estate market is extremely active right now with builders engaging in neighborhood expansions with affordable homes for sale and upscale luxury living accommodations in the area. Many of these Melbourne real estate builders are enticing new home buyers to take a serious look at Melbourne real estate by offering quick build time projections setting completion dates from 3 to 9 months.

Builders also are targeting home styles, features, and amenities that new home buyers want in their properties including impressive high ceilings, open kitchens with stainless steel appliances, outdoor seating, and other extras.

Viera Builders

Adjacent to Melbourne real estate, Viera Florida is a master planned community that is situated in the central coastal region of Brevard County, Florida. It is part of an unincorporated section in this area of Florida.

Viera Builders started construction on two of its latest neighborhood community – Trasona Cove East and Trasona Cove West. These two communities offer spacious homesites and beautiful winding roads with an eye toward innovation.  Designing against a cookie-cutter type of neighborhood subdivision, Viera Builders vary lot shapes and home placement for a unique appeal. Pricing ranges from $270,000 – $400,000.

Another new development from Viera Builders is Reeling Park. Showcasing Spanish Colonial-inspired architecture, this exclusive community features three unique floor plans with prices ranging from $475,000 – $650,000.

DR Horton

DR Horton is also clearing ground to build off of Viera Boulevard in a subdivision known as Sandhill Crossing. Offering 9 different home floor plans, new buyers can choose from the traditional 3 bedrooms, 2 bathrooms, and 1 to 2 car garage all the way up to 5 bedrooms, 2.5 bathrooms, 2 car and 2 story homes. Living area ranges from 1,752 through 3,020 square feet.  Starting price range begins at $260,000.

DR Horton’s Sawgrass development is on a new sale freeze for 50 days because they oversold homes and didn’t have enough labor to build them all on time, so they are playing catch up.

Backstreet Boy Promotes New Development Just North of Melbourne Real Estate

In Brevard County, crews are installing underground utilities for the newly cleared Flores de la Costa property that is being developed by Howie D from the Backstreet Boys. Howie Dorough and his brother John created Dorough Brothers Development & Consulting back in the 90s. Targeting real estate along the coast of Brevard County, the two brothers have backed and launched several projects.

Their latest construction plans are aimed at a start date within the next couple months before the new year begins. Prices on condos range from $325,000 for two bedrooms and two bathrooms to $825,000 for three bedrooms and three bathrooms for a corner oceanfront condo.
