What You Need to Know When Buying Newly Built Homes

Orlando luxury homes, Oviedo real estate

New construction is often the only type of home some buyers will consider. If you are considering newly-constructed Orlando luxury homes or Oviedo real estate, there are some general benefits and drawbacks you should weigh out to determine if this is the right choice for you.

Benefits and Drawbacks with New Construction

There are some real benefits in buying new construction when looking at Orlando luxury homes or Oviedo real estate.

  • A desired floorplan may be constructed to suit your needs.
  • Selection of all the details can be personally made by you.
  • Upgrades are typically available so you can customize the home.
  • You can visually inspect construction as it progresses.

As with most things, when there are benefits there usually are some drawbacks. When it comes to new construction, some possible inconveniences to keep in mind with Orlando luxury homes or Oviedo real estate.

  • New construction often is outside a city’s center and will require a commute.
  • Landscaping can be costly, particularly if you want your new home to seem like it’s been in existence for 20 years. If not, you need to be prepared for the time it will take to work on building a new lawn and growing saplings into mature trees.
  • Your home may be part of many newly constructed homes that all look the same from the outside. Be sure you’ll find living in a new subdivision with a cookie-cutter look appealing.
  • Many newly constructed homes tend to be built close together and offer less privacy.

Other Considerations

New construction can mean you are designing Orlando luxury homes from the bottom up or you may be looking at a newly built Oviedo real estate property that’s built on spec in a new subdivision.  In either case, it is more than likely in a newly developed community, which takes a different kind of research than when you buy a pre-existing property.

  • Future Plans and Access: When the home is being built in an undeveloped area, you need to know what the future holds for the surrounding area. Ask the developer about future access to shopping centers, schools, public transit, entertainment venues, and churches. You will want to review local zoning ordinances so you’ll know what’s in store for the neighborhood. A secluded area of land can quickly turn into a venue of fast food and over the top entertainment venues, which than loses its residential appeal.
  • Talk to Current Residents: If there are any homes that are already occupied, talk to the homeowners about the developer and their experience. If no one is living in the development, get the developer’s information and find out previously communities built and speak to those owners. You’ll want to know if the builder follows through on promises and needed repairs.
  • Restrictions on Home Building: If you are set on some particulars for your home, you will want to be sure the developer is able and willing to meet those. Many new home developments resemble each other and the developer may impose restrictions on house color, renovations, landscaping, and other items.
  • Be Mindful of the Marketing: The objective of the builder is to sell homes, and most developers have a team of highly skilled marketers working to make the new subdivision seem like a dream come true. Do not buy into the fluff, but find out about the real features of the property. Do your own research so you can form your own opinions about a property.
